This page explains the difference between heater supply, electrical preparation, second-fix connection and commissioning. It is designed to help customers, contractors and electricians understand what is included, what may need to be arranged separately, and how KeiCo can support a smooth installation from planning through to commissioning.

This document is intended for qualified electricians and competent professionals. Final system design, cable sizing, protective device selection, earthing arrangement, testing, certification and compliance with BS 7671 remain the responsibility of the installing electrician.

When to share this with your electrician

We recommend forwarding the Electrical Installation Standard to your electrician as early as possible, ideally before first-fix works, cable routes, isolator positions or consumer-unit arrangements are finalised. This helps the electrician review the intended heater, controller, supply requirements, earthing arrangement, protection and certification before installation day.

How KeiCo can support your electrician

Where a customer is arranging their own electrical works, KeiCo can provide practical support to help the process run smoothly. This may include sharing manufacturer installation manuals, heater/controller specification sheets, wiring guidance where available, past installation reference images, and general installation notes based on previous KeiCo projects.

We can also liaise directly with your appointed electrician by email or phone to clarify the product being supplied, the intended sauna layout, heater position, controller requirements and any information available from the manufacturer.

Please note that this support is guidance only. The appointed electrician remains responsible for confirming the final electrical design, cable sizing, protective devices, earthing arrangement, testing, certification and compliance with BS 7671 and applicable Building Regulations unless those works are expressly included within KeiCo’s quotation.

Why electrical scope matters

Electric sauna heaters, controllers, sensors, lighting, chillers, pumps and related systems must be installed, tested and certified correctly. This protects safety, performance, warranty position and long-term reliability. It also helps avoid delays where a sauna is structurally complete but cannot yet be safely commissioned.

Manufacturer-specific requirements

Electrical requirements vary by heater brand, heater model, power output, controller, sauna-room volume, installation environment and site conditions. The customer’s electrician should check the relevant manufacturer manual before installation, including:

  • Heater output/kW
  • Sauna-room volume and construction
  • Control-system compatibility
  • Supply requirements
  • Cable routing
  • Circuit protection
  • Earthing
  • Safety distances
  • Sensor placement
  • Control-panel requirements
  • Ventilation and clearance requirements
  • Certification requirements

KeiCo can provide product information, manufacturer manuals and installation guidance where available. We are also happy to liaise with your electrician directly to help clarify the intended equipment and scope. However, final electrical design, testing and certification must be completed by the responsible electrician unless expressly included in KeiCo’s quotation or order confirmation.

Heater Supply Only

KeiCo supplies the heater, controller, stones and/or related components only. This does not include:

  • Electrical design
  • Cable route
  • Supply cable
  • Isolator
  • Circuit protection
  • RCD/RCBO/MCB selection
  • Earthing
  • Second-fix connection
  • Testing
  • Certification
  • Commissioning
  • WiFi/control setup
  • Fault diagnosis

The customer must appoint a suitably qualified electrician unless these works are expressly included in the quotation or order confirmation. KeiCo can still provide supporting product information, manufacturer manuals and general guidance to help the customer’s electrician understand the supplied equipment and intended installation.

First-Fix Preparation

First-fix preparation means only the preparatory electrical works expressly stated in the quotation. This may include agreed cable routes, supply preparation or other preparatory works where specifically listed. It does not include final heater connection, testing, certification or commissioning unless expressly stated.

Second-Fix Connection

Second-fix connection means final connection of the heater, controller, sensors or related equipment to a suitable prepared supply. It is included only where expressly stated in the quotation or order confirmation.

KeiCo may refuse to connect equipment if the supply is unsafe, uncertified, incomplete, incorrectly rated, inaccessible or inconsistent with manufacturer instructions.

Full Electrical Installation & Commissioning

This is included only where the quotation expressly states “Full Electrical Installation & Commissioning”.

Commissioning means testing and bringing the relevant system into operational use, where safe and possible. If certification, site readiness, third-party works or access are incomplete, commissioning may not be possible on the scheduled day. Re-attendance or additional works may be chargeable.

Customer electrician responsibilities

Where electrical works are not included in KeiCo’s scope, the customer must appoint a suitably qualified electrician to design, install, test, certify and commission the electrical installation. The electrician should confirm:

  • Heater brand and model
  • Heater size/kW
  • Sauna-room volume suitability
  • Supply requirements
  • Cable route
  • Isolator position
  • Circuit protection
  • RCD/RCBO/MCB requirements
  • Earthing arrangements
  • Control wiring
  • Sensor wiring
  • WiFi/controller setup where relevant
  • Clearances and safety distances
  • Certification and sign-off

All electrical works must follow the manufacturer’s instructions and applicable UK electrical and building regulations.

KeiCo can support this process by providing relevant product information, manufacturer documentation and practical installation guidance where available. We can also communicate directly with the appointed electrician where this helps avoid uncertainty before first fix, final connection or commissioning.

Part P, Building Regulations and certification

For domestic installations in England and Wales, electrical work may need to comply with Part P / Building Regulations. A room or location containing a sauna heater may be treated as a special location, and new circuits or alterations and additions in such locations may be notifiable.

Customers should use a suitably qualified electrician and retain the appropriate electrical certificates. Where certification is required before KeiCo can commission or support a system, this should be provided before the commissioning appointment.

Warranty and support boundaries

KeiCo’s aim is always to support the customer and their appointed electrician wherever possible. Where we have supplied the heater, controller or related equipment, we can assist with manufacturer information, installation guidance and product-support queries. The boundary below simply clarifies that electrical works carried out by others remain outside KeiCo’s workmanship warranty.

Where KeiCo does not complete second-fix electrical connection and commissioning, KeiCo’s workmanship warranty does not cover the third-party electrical installation, circuit design, cable sizing, isolator, RCD/RCBO/MCB selection, earthing, control wiring, sensor wiring, WiFi/control setup, nuisance tripping, commissioning or faults caused by third-party electrical works.

Where a product supplied by KeiCo appears to be faulty, please contact us with your order number, photographs, videos, serial numbers, your electrician’s findings and any relevant certification. This helps us support you properly and liaise with the relevant manufacturer where required.

Your statutory rights are not affected.

Customer checklist before installation or commissioning

  • Confirm whether your quotation includes heater supply only, first-fix preparation, second-fix connection, or full electrical installation and commissioning.
  • Confirm heater brand and model.
  • Confirm heater size/kW.
  • Confirm sauna-room volume suitability.
  • Confirm supply requirements.
  • Confirm cable route.
  • Confirm isolator position.
  • Confirm circuit protection with your electrician.
  • Confirm sensor/controller wiring route.
  • Confirm WiFi/control requirements where applicable.
  • Confirm clearances and safety distances.
  • Confirm electrical certification.
  • Send certification to KeiCo before commissioning where required.
