Annual fixed costs and entered repayments run for all 12 months. Simple payback divides the full project cost by operating contribution before financing; it is not the term of a lease or a discounted investment return.

How the return planner works

Paid bookings = weekly capacity × occupancy × trading weeks. Revenue = paid bookings × income per booking. Operating contribution deducts variable costs and 12 months of fixed operating costs. Entered finance repayments are deducted separately to show the cash remaining before tax.

Break-even bookings cover the fixed operating costs and repayments entered. Figures are annual averages; they do not model monthly seasonality. Use all values excluding recoverable VAT, or include VAT consistently where it cannot be recovered. The tool does not calculate VAT or tax.

Include all costs relevant to your project. The model excludes inflation, future replacement costs, residual values, tax, depreciation and any costs you have not entered. It does not estimate a room-rate uplift or membership growth. Those need a separate business case.

Who is this finance page for?

UK businesses considering equipment or a wellness project. The supplied calculator’s quotations are illustrative and valid for limited companies only. New and established businesses can enquire; eligibility is assessed individually by Johnson Reed and its lenders.

Can a bespoke project be considered?

Start with an itemised KeiCo quotation for the equipment and agreed scope. Ask Johnson Reed which elements can be financed; do not assume every site-work, installation or design cost will qualify.

Will I own the equipment at the end?

This depends on the agreement. Ask Johnson Reed to confirm the finance product, any final payment, title-transfer terms and all fees before signing.

Are the return-planner figures typical results?

No. The initial figures are a worked illustration using editable assumptions. They are not evidence of previous KeiCo returns, guaranteed occupancy or a promised payback period.

Can I use this calculator for a private home purchase?
